FTS3 works well
It's just as described. The instructions are simple but clear. I used isopropyl instead of rubbing alcohol to clean the bottom of the toilet. The over-all length is about 4.5"? I should have measured it. I had a leak at the first PCV connection. The plumbing was such that It would be a real issue to replumb... tear up the wall issues. This seal is long enough to make it past the first joint on my 3in drain. The lips on the seal are tight in the pipe. I had to really bear down on the toilet to get it all the way down. I should have used a little more soap on the lips, but I got it down. Overall, it took about an hour. I'm very happy.It's just as described. The instructions are simple but clear. Toilet Water in the Basement, Money Down the Drain
Toilet Water in the basement because seal did not hold. UGG! Hope anybody thinking about purchasing will refer to these reviews. Unfortunately we didn't . Purchased the correct size based on our plumbing for a brand new replacement installation. Money down the drain. Sometimes old things are still better.

Replaced wax ring with this + flex seal.
I removed old wax ring it was melted down on toilet to the flange. Added a few coats of flex seal. Used 1/2 can on one toilet then used 1/2 on other flange. After it was dry added 2 of these to both toilets! Success. Don't use wax, use this. Ants love wax and it's messy so use this problem solved. I used them in my home in Michigan too. Wax rings kept needing replacement every three years would leak in basement. After switching and leaving wax no more leaks. Replaced in 2008 and sold with home no leaks In 2013.. problem solved..I removed old wax ring it was melted down on toilet to the flange. Added a few coats of flex seal. I have used wax rings for over 50 years and only had a few problems along the way. Then I had a toilet that didn't seal two times in a row when reset. Frustrated, I looked for something better. Fernco has some very simple but highly effective products. Used according to instructions these seals should insure leak free toilet seals. The price is fantastic. The only caution is that the alignment of the toilet to the flange will have to be exact with this seal. I have a spare on the shelf for my next toilet jib.I have used wax rings for over 50 years and only had a few problems along the way.
